Graduate Hospital Condo
This three-unit condo building in the Graduate Hospital neighborhood of Philadelphia took advantage of local height bonuses to expand the living space above the typical three-story scheme of most single-family row homes in the area. We approached the design as a contemporary hybridization of traditional and modern details. The first three stories are designed to fit within the traditional context of the neighborhood, with a slightly darker take on the common red brick facade. The upper floor is designed to express its vertical presence on the block with a clean cornice line that transitions to a dark modern box with deeply set windows that highlight the vertical extension of the façade. The design of the top unit utilized a lofted mezzanine for a bedroom space in the rear and we could create a two-story kitchen and living room space located at the front of the building. The double height space captures incredible amounts of light throughout the day and takes advantage of two large sets of south facing windows.
